To ensure you will have a very pleasant experience at Lady of the Lake Bed and Breakfast, we have established the following policies. Please take a few minutes to review these policies, and feel free to contact us if you have any questions about the B&B or our policies.
Room rates include double occupancy and a full breakfast. Rates are quoted per night excluding state and county room tax(13%). At times we offer an Afternoon Break which may feature a refreshing drink with cheese and fruit, or chips and salsa.
Although we advertise three rooms, our occupancy is limited to two rooms.
Prices may vary from outdated quotes on other websites, and only rates as published on the B&B's website are guaranteed. Only one discount or promotion can be applied at a time.
Prices for the next year's room reservations are subject to change in the (September - December) time frame of the current year.
The B&B accepts walk-in guests when we can accommodate them. We encourage you to make your reservation online.
The first nights deposit will be charged to your credit card at the time of making your reservation. The balance will be charged to your card upon arrival.
All reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept MC, Visa, Discover and AmEx credit cards and Gift Certificates. We do not accept personal checks.
If you are redeeming a Lady of the Lake Gift Certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applied and any remaining balance charged to your credit card. Gift certicates expire one year from date of issue. Any balance left on the certicate is forfeited if not used by the expiration date and no refunds will be issued. Upon check-out, in the event you redeem a Lady of The Lake Gift Certificate and there is a remaining balance on the certificate, we issue a house credit for the balance that can be applied to your next stay. The house credit is valid up to one year. Any balance left on a house credit is forfeited if not used after 12 months.
Guests that will be redeeming any kind of outside online certificates or vouchers, including but not limited to, BedandBreakfast.com vouchers must provide the certificate number at the time of booking. The voucher does not include the room taxes due. A guest may chose to upgrade to one of the premium rooms (Mary, Stella, Loft) for an additional charge.
Check In/Check Out
Check-In is between 3:00 pm and 6:00 pm. Arrangements for late arrivals should be made in advance with the Innkeeper. Please, no calls or late arrivals after 9:00 out of respect and courtesy of other house guests and our Innkeeper. Early arrivals are discouraged since our small staff is busy turning the rooms over from the previous night to insure everything is ready for your check-in at 3:00pm, and a $50 fee will be assessed on the final bill for urgency and extra housekeeping preparations related to unexpected arrivals. We will, however, accommodate early drop-off of bags or in-room items.
Checkout time is at 11:00 a.m..
Note: On many occassions our guests request an early check-in. In order to accomodate everyone, we ask that our guests please check out on a timely basis as we are a very small bed & breakfast and late check-outs impact us greatly. Unapproved Late Checkouts past 11:00am are charged a $25 incremental fee on the 1/4 hour. Unapproved Late Checkouts past 12:00pm are charged a $100 fee.
Items left at Check-Out - We charge a $50 Service Fee plus shipping fee for any items left in the room requested to be returned.
Minimum Stays for the B&B / Premium Weekends
During the major Local Shows, Festival Events and All Major Holiday Weekends, there may be a two night minimum stay required. Major holiday weekends include: Valentine's Day holiday period, Good Friday through Easter Sunday, College Graduation Weekends, the July 4th holiday period, The July Antique Boat show, Labor Day weekend, after Thanksgiving Weekend, and December 26th through January 2nd.
Making a reservation at a bed and breakfast is not the same as making a hotel reservation.
Due to our small size, cancellations affect us significantly. A last minute cancellation gives
us little chance of re-booking a room. For this reason we uphold a strict cancellation policy:
Standard 30 Day Cancellation policy: Should you cancel outside of 30 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 30 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked. The full reservation value will be charged to the credit card provided at the time of making the reservation. Any and all rescheduled reservations will require the full financial payment by the Guest, and the deposit is not transferrable to another stay. There are no exceptions to this policy including sickness, family emergencies, or weather related issues. Reservations for Lady of the Lake made with Gift Certificates that are cancelled less than 30 days in advance, forfeit the value of the voucher and the gift certificate becomes invalid.
Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date.
No-shows are responsible for full payment of their entire reservation.
- 60 DAYS NOTICE (or more) of Cancellation is Required for Refund of Deposit for These Circumstances (subject to Cancellation/Rebooking Fees):
- Reservations during the premium weekends.
Premium Weekends - Should you cancel outside of 60 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 60 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked.
- 180 DAYS NOTICE (or more) of Cancellation is Required for Refund of Deposit for These Circumstances (subject to Cancellation/Rebooking Fees):
- A block room booking of at least two rooms.
Blocked Room Bookings - Should you cancel outside of 180 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 180 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked.
- Cancellation Service Charges + Fees - All reservation cancellations are subject to a charge of 8% of the room deposit. This covers handling fees and the Credit Card Service Charges that the Lady of The Lake B&B incurs for every credit card transaction processed.
Lady of the Lake is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind.
Any damages, stolen items, or broken items occurring during the stay will be the full financial responsibility of the guest, including anyone traveling with the guest.
Any special clean-up resulting in damages caused by the guests will be charged to the credit card.
Charges may need to be applied after guest departure as deemed necessary by the Owner/Innkeeper.
- Robe Replacement cost is $125
- Towel Replacement cost is $25
- Lost Key Replacement is $25
Please report all spills and/or damages to the Innkeeper promptly.
The Lady of the Lake does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly. There are several establishments to purchase locally as well. Lady of the Lake and/or employees will not be held responsible for any incidents.
Smoking & Candle Burning
Due to the historic nature of our home, and for the safety and comfort of all of our guests, we do not allow smoking, fireworks or incense/candle burning in any of our guest rooms or on any of the grounds of the Lady of the Lake. Guests smoking in the house or on the porch will be charged a minimum $350 fee and up, to return any room to a non-smoking status. But, since we are all about romance here at Lady of the Lake, we offer an optional candlelight, rose petal, & chocolate turn-down service using very realistic flame-less candles for a small fee. The candles remain in your room for you to enjoy each night of your stay.
Guests, Non-Registered Guests, Children and Pets at the Bed & Breakfast
At Breakfast - We cater to the comfort, privacy and security of our registered guests. Guest visitors are only permitted on the property with prior Inn Keeper approval. If you would like to have any non-registered guests join you for breakfast there is an additional charge of $25 per person, and advance notice to the innkeeper is required. If non-registered guests join you at breakfast for coffee or tea only, a $5.00 Service Fee per visitor applies. All individual beverage and breakfast items are charged seperately on top of the service fee for non-registered guests.
Children - Lady of the Lake is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Therefore, it is not an appropriate place for children under 14.
Pets - We regret that we are not able to accommodate guest pets.
Gatherings - Any persons not registered at the B&B are not permitted in the house or on the grounds past 10:00PM. If non-registered guests desire to join you at the B&B, including the wrap-around front porch sitting areas, advance notice to the innkeeper is required for approval. If guests would like to have non-registered group gatherings on the the wrap-around front porch, permission needs to be granted from the Inn Keeper as this space is designated for our registered guests. A $5.00/person service fee for non-registered group gaterings may apply.
Wedding Night Stays & Other Visitors
If you are you booking a stay for your wedding night, please be advised that our guest rooms, common areas and grounds are for our registered guests only. Booking a reservation for a stay does not entitle a bride or groom (or any booking guest), family and friends to use any guest room or any part of the B&B or grounds for bridal party wedding preparations and photographs without the Innkeeper's approval and will incur the appropriate fees. We charge $100/hour for use of the rooms and the grounds for wedding preparation and photographs.
Photography & Outside Guests
While we understand that our grounds and home are the perfect setting for your photographs, we do not allow outside photographers or group/family/graduation/wedding/etc. photographs without prior permission of the Innkeeper, and only if no guests are staying at the B&B. A $100/hour fee for use of the grounds will be charged and payable at the end of the session. Guests who are not staying in a room at the B&B are strictly forbidden from entering the B&B or using its facilities such as the wrap around porch or bathrooms. To insure privacy, photographs of our guests are not permitted without their prior permission. Persons found to be on property taking personal photographs without permission or enjoying our facilities without being a guest, will be considered trespassers and subject to the penalties of that violation.
The Lady of the Lake offers a private room dedicated for our guests to book massage appointments with our visiting licensed massage therapist. We recommend that you call the Inn to make your massage appointments with as much advance notice as possible. Appointments must be cancelled 48 hours in advance to avoid full charge.

We stayed in 'the Mary' it's a beautiful room overlooking the park and lake across the street, every convenience was taken care of , and coffee station right outside our room, Dave and Brenda are gracious hosts and the breakfasts were outstanding! "My girlfriends and I decided to go on a quick road trip and this was the perfect place to do so! The Lady of the Lake BnB was absolutely amazing! Our host Brenda was such a doll! She was friendly, polite, helpful, and welcoming! We stayed in the Loft Suite and it was gorgeous and breathtaking! We had fantastic views from the suite where you could see the lake and the town! The suite had a king size canopy bed which was very comfortable and the downstairs had a queen size pull out bed! The room came equipped with a Keurig, refrigerator, small sink, TV, radio, plush robes, a 1/2 bathroom upstairs, and a full-size bathroom downstairs, and so much more! The breakfast was amazing, everything was so fresh and delicious! The location of the BnB was perfect! You are in walking distance to the restaurants, shops, park, and lake! "If you want a cozy, charming and welcoming B&B, you must stay at Lady of the Lake in Skaneateles, NY. My room, overlooking the lake and the village, was decorated with thoughtful and pleasant amenities, which included a mini library of older novels. The downstairs of the B&B offered a collection of comfy couches, pillows and throws. Walking to the dining table, I passed by the warmth of flickering flames in the fireplace. The friendly hosts, Dave and Brenda, served a delicious, 5-star gourmet breakfast fit for royalty. I was very reluctant to leave as I had found the perfect place to unwind."

"We usually stay at the Packwood House... But that's always booked now....I'm probably going to regret giving this a really good review because now I won't be able to get a room there... I work in a salon and I don't know... Ladies just listen to me. Let me just say that this was such a pleasant surprise. Brenda and her husband were just delightful... Our room, the loft, was amazing. A bathroom and a half... But if you don't like stairs then don't even bother. But I would live there if I could it's so beautiful. Safe, clean, lovely, and a breakfast that is out of this world. We met lovely people from California at breakfast and it was just a sweet experience all the way around. We are going back in December and I wanted to get the same room but of course they are booked ...it's a very busy time. The month of December after Thanksgiving they do a Charles Dickens weekend every weekend until the end of the month. The shopkeepers dress up as dickens characters and there is apparently events and horse drawn carriage's ... Cannot wait. SKANEATELES is one of my favorite places and the more I go the more I find new and wonderful things. But I must say that the Lady of the Lake has been a true highlight. I'm looking forward to the next time we can stay there."

"Our front room was wonderful with a large picture window. The unexpected special treat was the posturepedic mattress which allowed you to raise and lower your bed with a touch of a button. The other plus was the nice size bathroom with a window and even bookshelves! There were plenty of towels and it felt like visiting my grandmother's beautiful home. It is very clean. The innkeepers were delightful. I would recommend this place and would be happy to stay there again. In addition, it is located close to everything downtown."

The accommodations in The Loft were outstanding. Plenty of space, very plush & comfortable. Although on a busy main road just on the edge of town (a short walk to everything), that never seemed to get in the way of relaxing and enjoying some peace & quiet on the porch swing, in the living room or in The Loft, which was refreshed to perfection each day. "This is our go-to B&B when we visit family in Syracuse. We have stayed in 3 different rooms. ALL were spotless and had comfortable Tempurpedic beds, luxury bedding and private baths. The rest of the house is gorgeous! Brenda and Dave have done so much in the short time they have owned it. The entire house and porch were recently painted. It is a porch I found difficult to leave! What a treat to have their incredible breakfast on the porch our last morning! (And how boring my breakfast looked the first morning I was back home!) You cannot beat the location to everything Skaneateles. We have walked to many restaurants, shops, and points of interest and still have so many more places to explore on our future visits (which we plan to do very soon)! Dave and Brenda are incredible hosts and hardworking owners."
"A wonderful and different breakfast is offered every morning, which can be enjoyed on the porch. The owners are wonderful and great people to know. They have created a very beautiful B&B both inside and out. The village is a great place to relax with a host of restaurants to chose from. The park is a wonderful place to sit in the evening and enjoy the cool breeze coming in off the lake. For history buffs you can visit Auburn a mere 15 minutes away and is home to William Seward and Margaret Tubman. There is also a nice theater down on the lake. Plenty of wineries to visit."
"I can't rave enough about mine and my new husband's stay at Lady of the Lake. The owners and operators were accommodating from our very first phone call until our last goodbye. Since our wedding lasted all day long, they allowed us to drop our car off early and give us the keys so that we could quietly find our room after 10pm. The room was fabulous, very clean, beautiful and the bed was so comfortable! Towels were set out nicely and we felt like royalty! The next morning, the chef allowed us to switch our breakfast to an earlier time with no problem. They even gave us porch seating and it was so romantic! We can't wait to stay here again. Highly recommend for any special occasion or for a classy stay in Skaneateles for any event!"
"My husband and I looked for weeks on where to stay in the finger lakes...after reading the positive reviews we knew this was the place for us..i can't say enough about the owners, Dave and Brenda...From the time i opened the door to their beautiful Inn until the time we left we were in awe...My husband and I stayed in the Loft..which when we booked it thought it was way too large for us but found out it was perfect...The pictures do not do it justice. The views from the Loft were beautiful. I loved sitting and reading a book looking out on the lake. The comfort of the bed was more than we could have asked for...breakfast every morning was unbelievable. You can tell all the love that went into making each course. Presentation is everything and they hit it out of the park. Kudos to Dave..I have to say Brenda treated us like a queen and king..They absolutely thought of everything in this B&B..The Inn has a beautiful wrap around porch that you must sit and enjoy your morning coffee or glass of wine from perhaps one of the many wineries they recommend...My husband and I are already planning our next trip back...If you are looking for a 5 star B&B look no further, this is the one. "My husband and I stayed here for a long weekend in Skaneateles, and Brenda and Dave did not disappoint! From the moment we arrived they were able to accommodate every want we could have. They were able to anticipate all of our needs, even before we were able to ask! It is obvious that they keep the B&B meticulously clean, and I regret that we never asked them what they use to make our room smell so heavenly (nothing overbearing, just a soft scent that greets you when you open the door). The lodgings were wonderful and comfortable, with modern touches such as a tempurpedic remote controlled bed. Their location to the lake, center of town, and quaint streets lined with gorgeous homes added another element to our stay and made it easy for walking around town. The wrap-around porch proved to be spectacular in both the sunshine (we highly recommend opting for breakfast out on the porch) or during a rainstorm, which proved excellent coverage and a relaxing place to watch the clouds roll through. And then there's the breakfast. Everything you've read on here is true, and then some. Their breakfasts are enchanting. Everything seems so carefully crafted and placed that it not only tastes amazing, but also looks like a work of art. I cannot rave about the food here enough. In addition to all of this, it would appear that Brenda and Dave are a power-couple-like-force-to-be-reckoned-with. I don't know how they rest or relax, because it would seem that they are available at nearly every hour of the day to help with whatever you need (tv trouble, restaurant recommendations, etc). At the end of our stay, my husband and I had grown tired of going out to eat for lunch/dinner and so we asked Dave if we could order a pizza to the B&B. While we ate our pizza out on the porch, Dave managed to "class up" our meal by bringing out chilled glasses, a bottled craft beer entitled "Perfect Little Something" in a fancy ice bucket, and a lantern casting a glow from a lit candle. They managed to make even a pizza dinner feel special."

"The property is a sensitively updated 1894 Victorian house, across the street from the lake (but not on it). Our room, The Loft, was about 1,500 square feet on two floors. Very, very nice. A desirable option, for less money, is the room named "The Mary," from which there is a somewhat obstructed lake view. Within walking distance of the village and the lakefront park. The free breakfast was impressive in its size and tastiness. Very relaxing indeed and a fine lodging choice in the area. "
"I don't even know where to start. I could ramble on for as long as the review would allow me space, but it would still not give the amount of praise this place and the owners deserve. The home is Beautiful! The attention to detail is just fantastic. Beyond clean and organized. Rooms are so cozy, beautiful and comfortable (no cheap mattresses, sheets or bedding) you wouldn't care if you had to stay in it all day. However, I must insist you don't do that and bring your behind downstairs in the morning for breakfast or you will be sorry. Not sorry like 'oh I missed a meal I paid for already.' I'm talking sad tears and severe cause of FOMO (fear of missing out) sad. Your meal is prepared and served with love and from people who clearly want you to enjoy it and be happy by giving you the best start to your day. No exaggeration here at all. We already miss it and we have not even boarded our train back home yet. I look forward to returning soon, rocking away on the porch while listening to the wind chime and enjoying the breeze from the lake while digesting the 5 star breakfast."

The truth is they have been owners for just one year after completing a major overhaul. The interior is beautiful and inviting. There is no B&B we've stayed at that could match the food. To call it breakfast is actually a disservice........more like brunch."
"The property was attractive, clean and comfortable inside, typical for better quality B & Bs. I have stayed in many, mainly in seaside towns in Cape Cod, and in Ocean Grove and Belmar, NJ. What sets the Lady of the Lake apart from literally all the others was the breakfast experience. I learned that one of our hosts, David, has an extensive history as a fine dining chef. That explains the delightful three-course meal, which neither of us breakfast-skippers would have believed we would be up for, much less finish, at 8 a.m. There was an abundance of fresh produce; delicious strawberries with fresh cream filling, blackberries and strawberries, half a small cantaloupe filled with a vanilla yogurt and topped with a little crunchy granola. The unexpected items were what really impressed us. There was a little ring of salad greens and berries around the melon with a raspberry vinaigrette; a little bundle of fresh asparagus wrapped in thin crispy bacon. There was also a perfect sized portion of eggs, seasoned with some kind of savory cheese, and a Belgian waffle with local real maple syrup. Literally everything was hot, fresh, and extraordinarily delicious. If you're a strict omelette-and-muffin eater, you may not appreciate this place. But we're kind of foodie types, and found this kind of scrumptious and adventurous meal refreshing. Plus, the weather was terrible, which made the B & B part of the trip extra important "

"If you're looking for an intimate and charming bed & breakfast experience, Lady of the Lake Bed & Breakfast in Skaneateles, NY fits the bill in splendid fashion. Situated in the perfect lakeside location within close walking distance to all the shops and restaurants, Lady of the Lake delivers in all the areas that matter. We stayed in the Mary Room, which was very comfortable and beautifully decorated. The adjustable Tempur-Pedic bed was dreamy, and the room and bathroom were immaculately clean. Although we didn't have a chance to hang out in the main common area with fireplace, you could tell that owners Brenda and Dave have done a wonderful job making all the living and communal spaces warm and inviting for guests. The outside property is stunning as well. One of the highlights of our weekend was the hearty gourmet Mediterranean-inspired breakfast, which was both healthy and delicious. Brenda and Dave are very personable and accommodating, and you can clearly see that a tremendous amount of TLC and hard work goes into making the stay memorable for all guests. Having stayed at both Lady of the Lake and Sherwood Inn, I would choose this place any day of the week, especially for those who value a personal touch."

"Came here with three girlfriends for a girls weekend and had a great time. The nearby restaurants are delicious and there is a fun pub as well. We were sad that there are no boat trips after 10-1 and couldn't see the lake more. The owners are great and make amazing breakfasts. I'm a picky eater but my friends loved the food! They even made me special toast from the local bakery and fruit to accommodate. We rented the loft where there is room for four. The bed is fancy with controls and very comfy. The porch is lovely and lots of special touches. They took ownership in march 2017 so any bad review before that should not count! They were great to work with and have put a lot of time and effort into this beautiful old home. Definitely would return!"

Our plans changed so we needed to book somewhere less than a week in advance. I was sure it would be less than desirable. What a great surprise! David and Brenda are wonderful hosts and have done amazing updates to the B&B in two short months of ownership. The breakfasts are delightful but you need a hearty appetite. The front porch is just so relaxing to sit and rock. We had breakfast on the porch both mornings. I spent an entire afternoon on the porch reading when my husband wasn't feeling well and I enjoyed it as much as any activity we might have done. We will try to make this an annual trip."

No better location in town...all the shops, eateries, watering holes and park steps away from their wrap around porch loaded with rockers and comfy chairs overlooking the park & lake. This establishment is meticulous loaded with charm - main floor of the B&B has a expanded living room and TV viewing area with ample seating- our bedroom had a remote controlled super comfortable bed with a private bathroom which was freshened up daily. Proprietors Brenda & David are over the top service oriented and get ready for a generous gourmet style breakfast in the mornings that will carry you to dinner. Parking is no problem as their driveway can handle several cars and on street parking is a breeze. Our stay was for a total of 4 nights with this being the first B&B experience for my wife and she loved it. Can't wait to return to the Lady of the Lake B&B for the fall foliage in September/ October."

"Lady of the Lake was the first place I called to inquire about a B&B in Skaneateles. Brenda was kind and thorough in explaining the differences in the 4 rooms. It was across a quiet street from the park, lake, swimming area, pier, and boat. We walked to many shops, restaurants, and museums. In fact we only moved the car to visit relatives in Syracuse! We stayed in "The Mary" which had a very comfortable Tempurpedic queen bed, AC, two recliners and a wall of windows with a park and lake view. The bathroom had a shower and a very large vanity and luxury towels. We absolutely loved the porch with the swing and many wicker chairs-- just right for relaxing with morning coffee or an evening glass of wine! Brenda and Dave, the new owners since April 2017, have made many wonderful updates! They live there as well and could not be more accommodating. You will love them and their gourmet breakfasts! We have already booked a return visit at the end of the summer and will try out "The Loft" which has a king bed and large sitting area. We were happy to find this gem and meet the hard-working owners!"

Making a reservation at The Lady of the Lake is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of re-booking a room. For this reason we uphold a strict cancellation policy. Please Review
