Policies

We will do everything possible to make your stay most enjoyable!

To ensure you will have a very pleasant experience at Lady of the Lake Bed and Breakfast, we have established the following policies. Please take a few minutes to review these policies, and feel free to contact us if you have any questions.

Booking Policies

Room rates include double occupancy and a full breakfast. Rates are quoted per night excluding state and county room tax(13%). At times we offer an Afternoon Break which may feature a refreshing drink with cheese and fruit, or chips and salsa.

Prices may vary from outdated quotes on other websites, and only rates as published on the B&B's website are guaranteed. Only one discount or promotion can be applied at a time.

Prices for the next year's room reservations are subject to change in September of the current year.

The B&B accepts walk-in guests when we can accomodate them. We encourage you to make your reservation online.

The first nights deposit will be charged to your credit card at the time of making your reservation. The balance will be charged to your card upon arrival.

All reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept MC, Visa, Discover and AmEx credit cards and Gift Certificates. We do not accept personal checks.

If you are redeeming a Lady of the Lake gift certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applied and any remaining balance charged to your credit card. Gift certicates expire one year from date of issue. Any balance left on the certicate is forfeited if not used by the expiration date and no refunds will be issued.

Guests that will be redeeming any kind of outside online certificates or vouchers, including but not limited to, BedandBreakfast.com vouchers must provide the certificate number at the time of booking. The voucher does not include the room taxes due. A guest may chose to upgrade to one of the premium rooms (Mary, Stella, Loft) for an additional charge.

Check In/Check Out

Check-In is between 3:00 pm and 6:00 pm. Arrangements for late arrivals should be made in advance with the Innkeeper. Please, no calls or late arrivals after 9:00 out of respect and courtesy of other house guests and our Innkeeper. Early arrivals are discouraged since our small staff is busy turning the rooms over from the previous night to insure everything is ready for your check-in at 3:00, and a $50 fee will be assessed on the final bill for urgency and extra housekeeping preparations related to unexpected arrivals. We will, however, accomodate early drop-off of bags or in-room items.

Checkout time is at 11:00 a.m..

Minimum Stays for the B&B / Premium Weekends

During the major Local Shows, Festival Events and All Major Holiday Weekends, there may be a two night minimum stay required. Major holiday weekends include: Valentine's Day holiday period, Good Friday through Easter Sunday, College Graduation Weekends, the July 4th holiday period, The July Antique Boat show, Labor Day weekend, after Thanksgiving Weekend, and December 26th through January 2nd.

Cancellation Policy

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of re-booking a room. For this reason we uphold a strict cancellation policy:

Standard 30 Day Cancellation policy: Should you cancel outside of 30 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 30 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked. The full reservation value will be charged to the credit card provided at the time of making the reservation. Any and all rescheduled reservations will require the full financial payment by the Guest, and the deposit is not transferrable to another stay. There are no exceptions to this policy including sickness, family emergencies, or weather related issues. Reservations for Lady of the Lake made with Gift Certificates that are cancelled less than 30 days in advance, forfeit the value of the voucher and the gift certificate becomes invalid.

Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date.

No-shows are responsible for full payment of their entire reservation.

- 60 DAYS NOTICE (or more) of Cancellation is Required for Refund of Deposit for These Circumstances (subject to Cancellation/Rebooking Fees):
  - Reservations during the premium weekends.

Premium Weekends - Should you cancel outside of 60 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 60 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked.

- 90 DAYS NOTICE (or more) of Cancellation is Required for Refund of Deposit for These Circumstances (subject to Cancellation/Rebooking Fees):
  - A group booking of at least two rooms.

Group Bookings - Should you cancel outside of 90 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 90 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked.

- Cancellation Service Charges + Fees - All reservation cancellations are subject to a charge of 8% of the room deposit. This covers handling fees and the Credit Card Service Charges that the Lady of The Lake B&B incurs for every credit card transaction processed.

Owner's Rights

Lady of the Lake is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind.

Property Issues

Any damages, stolen items, or broken items occurring during the stay will be the full financial responsibility of the guest, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will be charged to the credit card. Charges may need to be applied after guest departure as deemed necessary by the Owner/Innkeeper. Robe replacement cost is $125, Slippers $20, and towel replacement cost is $25.

Please report all spills and/or damages to the Innkeeper promptly.

Alcoholic Beverages

The Lady of the Lake does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly. There are several establishments to purchase locally as well. Lady of the Lake and/or employees will not be held responsible for any incidents.

Smoking & Candle Burning

Due to the historic nature of our home, and for the safety and comfort of all of our guests, we do not allow smoking, fireworks or incense/candle burning in any of our guest rooms or on any of the grounds of the Lady of the Lake. Guests smoking in the house or on the porch will be charged a minimum $350 fee and up, to return any room to a non-smoking status. But, since we are all about romance here at Lady of the Lake, we offer an optional candlelight, rose petal, & chocolate turn-down service using very realistic flame-less candles for a small fee. The candles remain in your room for you to enjoy each night of your stay.

Guests, Children and Pets at the Bed & Breakfast

We cater to the comfort, privacy and security of our registered guests. Guest visitors are only permitted on the property with prior Inn Keeper approval. If you would like to have any non-registered guests join you for breakfast there is an additional charge of $20 per person, and advance notice to the innkeeper is required.

Lady of the Lake is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Therefore, it is not an appropriate place for children under 14. Persons not staying overnight at the B&B are not permitted in the house past 10:00PM.

We regret that we are not able to accommodate guest pets.

Wedding Night Stays & Other Visitors

If you are you booking a stay for your wedding night, please be advised that our guest rooms, common areas and grounds are for our registered guests only. Booking a reservation for a stay does not entitle a bride or groom (or any booking guest), family and friends to use any guest room or any part of the B&B or grounds for bridal party wedding preparations and photographs without the Innkeeper's approval and will incur the appropriate fees. We charge $100/hour for use of the rooms and the grounds for wedding preparation and photographs.

Photography & Outside Guestss

While we understand that our grounds and home are the perfect setting for your photographs, we do not allow outside photographers or group/family/graduation/wedding/etc. photographs without prior permission of the Innkeeper, and only if no guests are staying at the B&B. A $100/hour fee for use of the grounds will be charged and payable at the end of the session. Guests who are not staying in a room at the B&B are strictly forbidden from entering the B&B or using its facilities such as the wrap around porch or bathrooms. To insure privacy, photographs of our guests are not permitted without their prior permission. Persons found to be on property taking personal photographs without permission or enjoying our facilities without being a guest, will be considered trespassers and subject to the penalties of that violation.

Massage Appointments

The Lady of the Lake offers a private room dedicated for our guests to book massage appointments with our visiting licensed massage therapist. We recommend that you call the Inn to make your massage appointments with as much advance notice as possible. Appointments must be cancelled 48 hours in advance to avoid full charge.

"Came here with three girlfriends for a girls weekend and had a great time. The nearby restaurants are delicious and there is a fun pub as well. We were sad that there are no boat trips after 10-1 and couldn't see the lake more. The owners are great and make amazing breakfasts. I'm a picky eater but my friends loved the food! They even made me special toast from the local bakery and fruit to accommodate. We rented the loft where there is room for four. The bed is fancy with controls and very comfy. The porch is lovely and lots of special touches. They took ownership in march 2017 so any bad review before that should not count! They were great to work with and have put a lot of time and effort into this beautiful old home. Definitely would return!"

I couldn't be more thankful that we found this place! It is such a beautiful old house in a superb location. Brenda and Dave were absolutely fabulous hosts. I've never felt so comfortable and at home at an inn, b&b, hotel, etc. They were both so friendly and helpful. The breakfast was to DIE FOR! Unbelievably delicious and creative. The room itself (The Stella) was so lovely and cozy, everything we could have desired was at the tip of our fingers from the coffee bar outside the room to the detailed note on how to connect to the wifi, operate the tv... I only wish that we had more time to spend there!"

Our plans changed so we needed to book somewhere less than a week in advance. I was sure it would be less than desirable. What a great surprise! David and Brenda are wonderful hosts and have done amazing updates to the B&B in two short months of ownership. The breakfasts are delightful but you need a hearty appetite. The front porch is just so relaxing to sit and rock. We had breakfast on the porch both mornings. I spent an entire afternoon on the porch reading when my husband wasn't feeling well and I enjoyed it as much as any activity we might have done. We will try to make this an annual trip."

No better location in town...all the shops, eateries, watering holes and park steps away from their wrap around porch loaded with rockers and comfy chairs overlooking the park & lake. This establishment is meticulous loaded with charm - main floor of the B&B has a expanded living room and TV viewing area with ample seating- our bedroom had a remote controlled super comfortable bed with a private bathroom which was freshened up daily. Proprietors Brenda & David are over the top service oriented and get ready for a generous gourmet style breakfast in the mornings that will carry you to dinner. Parking is no problem as their driveway can handle several cars and on street parking is a breeze. Our stay was for a total of 4 nights with this being the first B&B experience for my wife and she loved it. Can't wait to return to the Lady of the Lake B&B for the fall foliage in September/ October."

"Lady of the Lake was the first place I called to inquire about a B&B in Skaneateles. Brenda was kind and thorough in explaining the differences in the 4 rooms. It was across a quiet street from the park, lake, swimming area, pier, and boat. We walked to many shops, restaurants, and museums. In fact we only moved the car to visit relatives in Syracuse! We stayed in "The Mary" which had a very comfortable Tempurpedic queen bed, AC, two recliners and a wall of windows with a park and lake view. The bathroom had a shower and a very large vanity and luxury towels. We absolutely loved the porch with the swing and many wicker chairs-- just right for relaxing with morning coffee or an evening glass of wine! Brenda and Dave, the new owners since April 2017, have made many wonderful updates! They live there as well and could not be more accommodating. You will love them and their gourmet breakfasts! We have already booked a return visit at the end of the summer and will try out "The Loft" which has a king bed and large sitting area. We were happy to find this gem and meet the hard-working owners!"

"We lucked out by staying here! It's under brand new management and we had a wonderful time! Everything was very pleasant and we would recommend this B&B to anyone that wants to visit Skaneateles. The only bad thing was there was so much food at breakfast we could not eat it all."

"This B&B just opened with new owners! We were some of their first guests and all of us were very impressed. Pros ... Owners were everything you could want from B&B hosts- polite, attentive, helpful, organized, thoughtful, etc. Breakfast food was truly top notch- multiple courses, cooked fresh, all tasted absolutely fantastic. Rooms were spacious and tidy; beds were comfortable; bathrooms were clean and stocked with basic toiletries. Big selection of tea/coffee outside the bedrooms. Located less than a 5 minute walk from the restaurants, shops and lakefront in town. Cons ... Limited parking in the back (not a huge problem, there was usually street parking)."
