The B&B accepts walk-in guests when we can accomodate them. We encourage you to make your reservation online.
The first nights deposit will be charged to your credit card at the time of making your reservation. The balance will be charged to your card upon arrival.

If you are redeeming a Lady of the Lake gift certificate, the number must be provided at the time of making your reservation. Please, no calls or late arrivals after 9:00 out of respect and courtesy of other house guests and our Innkeeper. Early arrivals are discouraged since our small staff is busy turning the rooms over from the previous night to insure everything is ready for your check-in at 3:00, and a $50 fee will be assessed on the final bill for urgency and extra housekeeping preparations related to unexpected arrivals. We will, however, accomodate early drop-off of bags or in-room items.
Checkout time is at 11:00 a.m..
Minimum Stays for the Inn/Premium Weekends
During the major Antique Boat Shows, Festival events and all major holiday weekends, there may be a two night minimum stay required. Major holiday weekends include: Valentine's Day holiday period, Good Friday through Easter Sunday, College Graduation Weekend, the July 4th holiday period, The July Antique Boat show, Labor Day weekend, after Thanksgiving Weekend, and December 26th through January 2nd.
Making a reservation at a bed and breakfast is not the same as making a hotel reservation.
Due to our small size, cancellations affect us significantly. A last minute cancellation gives
us little chance of re-booking a room. For this reason we uphold a strict cancellation policy:
Standard 30 Day Cancellation policy: Should you cancel outside of 30 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 30 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked. The full reservation value will be charged to the credit card provided at the time of making the reservation. Any and all rescheduled reservations will require the full financial payment by the Guest, and the deposit is not transferrable to another stay. There are no exceptions to this policy including sickness, family emergencies, or weather related issues. Reservations for Lady of the Lake made with Gift Certificates that are cancelled less than 30 days in advance, forfeit the value of the voucher and the gift certificate becomes invalid.
Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date.
No-shows are responsible for full payment of their entire reservation.
60 DAYS NOTICE (or more) of Cancellation is Required for Refund of Deposit for These Circumstances (subject to Cancellation/Rebooking Fees):
A group booking of at least two rooms.
Reservations during the premium weekends.
Should you cancel outside of 60 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 60 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked.

Wedding Night Stays & Other Visitors
If you are you booking a stay for your wedding night, please be advised that our guest rooms, common areas and grounds are for our registered guests only. We charge $100/hour for use of the rooms and the grounds for wedding preparation and photographs.
Photography & Outside Guestss
While we understand that our grounds and home are the perfect setting for your photographs, we do not allow outside photographers or group/family/graduation/wedding/etc. photographs without prior permission of the Innkeeper, and only if no guests are staying at the B&B. A $100/hour fee for use of the grounds will be charged and payable at the end of the session. Guests who are not staying in a room at the B&B are strictly forbidden from entering the B&B or using its facilities such as the wrap around porch or bathrooms. To insure privacy, photographs of our guests are not permitted without their prior permission. Persons found to be on property taking personal photographs without permission or enjoying our facilities without being a guest, will be considered trespassers and subject to the penalties of that violation.
The Lady of the Lake offers a private room dedicated for our guests to book massage appointments with our visiting licensed massage therapist. We recommend that you call the Inn to make your massage appointments with as much advance notice as possible. Appointments must be cancelled 48 hours in advance to avoid full charge.

"Hello Dave & Brenda, We had a wonderful time at your house. It is very beautiful, very well decorated and very comfortable. The food was delicious! You were very friendly and it was very nice taking to Dave...in Spanish! Skaneateles is a very nice town and the landscape was gorgeous. We hope we can visit you again someday soon."
"I thoroughly enjoyed my visit and have sung your praises to all who would listen. Should my travels bring me to Skaneateles, I will be sure to visit you again. Best regards."
"This classic B&B has it all !! No better location in town...all the shops, eateries, watering holes and park steps away from their wrap around porch loaded with rockers and comfy chairs overlooking the park & lake. This establishment is meticulous loaded with charm - main floor of the B&B has a expanded living room and TV viewing area with ample seating- our bedroom had a remote controlled super comfortable bed with a private bathroom which was freshened up daily. Proprietors Brenda & David are over the top service oriented and get ready for a generous gourmet style breakfast in the mornings that will carry you to dinner. Parking is no problem as their driveway can handle several cars and on street parking is a breeze. Our stay was for a total of 4 nights with this being the first B&B experience for my wife and she loved it. Can't wait to return to the Lady of the Lake B&B for the fall foliage in September/ October."
"Just want to tell you, your breakfast was the BEST we have had since we arrived in the United States! Amazing!"
"Steve and I had a wonderful stay. Your b&b is a the best location in town and very comfortable setting. I especially enjoyed the comfort of the temperpedic bed. Great coffee and wonderful breakfast. Sorry my boyfriend did not try the grits. He is picky and missed out. You and your husband have done a great job updating and run the place very well. I am sure we will be back someday. Until then keep up the great hospitality."
"Hi Dave and Brenda! Thanks so much for a wonderful week! We really loved our stay there and the chance to get to know new people. Thanks for being so hospitable and welcoming! The only suggestion we would make is to actually reduce the amount of food at breakfast. I know, that's hard to believe I just said reduce. But, we felt guilty not eating everything offered (and it was all delicious), but it was just too much, especially 4 days in a row. Other B&B's have asked us to fill out a breakfast choices form the night before. Perhaps something like this would help you budget food better. We really did love our stay. Thanks so much! Best of luck to you in this new venture. Cheryl and Gene"
"Lady of the Lake was the first place I called to inquire about a B&B in Skaneateles. Brenda was kind and thorough in explaining the differences in the 4 rooms. It was across a quiet street from the park, lake, swimming area, pier, and boat. We walked to many shops, restaurants, and museums. In fact we only moved the car to visit relatives in Syracuse! We stayed in "The Mary" which had a very comfortable Tempurpedic queen bed, AC, two recliners and a wall of windows with a park and lake view. The bathroom had a shower and a very large vanity and luxury towels. We absolutely loved the porch with the swing and many wicker chairs-- just right for relaxing with morning coffee or an evening glass of wine! Brenda and Dave, the new owners since April 2017, have made many wonderful updates! They live there as well and could not be more accommodating. You will love them and their gourmet breakfasts! We have already booked a return visit at the end of the summer and will try out "The Loft" which has a king bed and large sitting area. We were happy to find this gem and meet the hard-working owners!"
"We think your place is wonderful and you both are amazing. We would love to come back soon. We enjoyed your company as well! Dinner and a wine tour would be really fun. I will get back in touch with you to set up a date."
"We loved our stay. Your B&B is lovely, but not as lovely as the owners!! We will be back! Get your favorite bottle of wine & we will relax on the cozy porch one night!"
"Thank you for having us. We had a very nice stay and we don't have any constructive criticism. Keep up the good work and hospitality! Breakfast was superb! Bed was very comfortable."
"Came for Graduation weekend and had an amazing time! The B&B has been all redone. We stayed in the loft and never wanted to leave! It's absolutely incredible! The King Canopy bed and furniture are something out of a dream! I would recommend the loft suite to all that want to feel like a King & Queen!"
"If you are looking for a great place, look no further! We enjoyed a glass of wine with the owners Brenda & Dave on the wrap-around porch in the evening and became lifetime friends! Their hospitality goes above and beyond! They made dinner reservations for us....They accepted emergency deliveries for us....etc etc! Just a great all round place with a great couple as hosts! Kudos to Dave & Brenda! We will definitely be back!"
"Although they are new to the business, they are amazing! Three course gourmet breakfasts...I never had anything so good! And the rooms...well, let's just say you cannot go wrong. I thought I had died and gone to heaven with the remote control king bed! I am definitely coming back this fall and I am staying in the Loft!"
"The new hosts Dave & Brenda are an amazing couple. They have redone the house over in style! Very comfortable, great location and awesome breakfasts!"
"Booked early not knowing there were new owners - fantastic weekend! Attended SU Graduation and just had a wonderful stay. The home sits in the center of the village so you cannot find a better location. Just walk out the door and you are in the middle of everything. Also, the breakfasts are pretty amazing!! Soooo much food!!"
"We lucked out by staying here! It's under brand new management and we had a wonderful time! Everything was very pleasant and we would recommend this B&B to anyone that wants to visit Skaneateles. The only bad thing was there was so much food at breakfast we could not eat it all."
"This B&B just opened with new owners! We were some of their first guests and all of us were very impressed. Pros ... Owners were everything you could want from B&B hosts- polite, attentive, helpful, organized, thoughtful, etc. Breakfast food was truly top notch- multiple courses, cooked fresh, all tasted absolutely fantastic. Rooms were spacious and tidy; beds were comfortable; bathrooms were clean and stocked with basic toiletries. Big selection of tea/coffee outside the bedrooms. Located less than a 5 minute walk from the restaurants, shops and lakefront in town. Cons ... Limited parking in the back (not a huge problem, there was usually street parking)."
